Your home inspection cost will depend on different factors.

Depending on your location the price of a home inspection will vary. Have you ever noticed that some areas are more expensive to buy a home than others, it’s the same when getting a home inspection done. If you are buying a very large luxury home the cost of the home inspection will be more than someone that is buying a townhouse or a smaller home.

The thing with the larger homes is the fact that they usually have more appliances which require additional inspection time. Some of the more luxury homes also have multiple heating and cooling systems and that also plays a part of the cost of the inspection. Whether a home inspector bases their pricing on the purchase price of the home or on square footage a larger home will have a higher home inspections cost.

Sometimes a home inspection company will charge additional fees because of the age of the home. Some inspectors may charge additional fees if the home is around 20 years of age, other home inspectors may not charge you additional fees unless the house is 50 years or older. As you can see, the cost of the home inspection really depends on many factors.

Another factor to look at when buying a home is that if you have additional living quarters such as a mother-in-law apartment or maybe an apartment over a garage this may also result in additional fees.

Does the house you are buying have a garage, shed, pool, or any outside buildings that may need to be inspected? Well, you can expect additional inspection fees.

The more the home inspector has to inspect the more the cost.

Now I can tell you that if you live in an area where most people have pools it’s pretty common to have the pool inspected. If that is the case than your home inspector may not charge you additional fees to do the pool.

The best thing to do is to ask the inspectors if there are any additional charges for some of the things that were just talked about such as garages, sheds, pools, or any outside buildings. The last thing you want is any surprises from additional fees – so when you schedule your inspection ask your inspector about additional fees.

You may spend a few hundred dollars to have your house inspected but that is just a drop in the bucket because having your home inspected by a professional certified home inspector can save you thousands of dollars in unexpected repairs.
