Also called a pre-closing inspection because this type of inspection is done once you sign the contract and before you go to settlement or closing. The buyer should always hire their own home inspector even if the seller already had one done. The reason you want to hire your own inspector is because they will look after your interests because they work directly for you.

A Seller's Inspection:

Also called a pre-listing inspection because this type of inspection is done before the seller lists the house. Sometimes the inspection may be done while the house is on the market. This is very good to do because this will let the seller know exactly what shape the home is in and what issues may come up when the buyer has their own home inspection done. You as the seller may use the inspection information to address the issues before a buyer sees the home.

Another good thing about getting the home inspected before you sell - the buyer may have move confidence in the seller because you took the time to have the house inspected before you sold the house. You may even get more interested people to take a look at your home - you just may get a quicker sale.

New Construction Inspection:

Do not be foolish and think that you don't need a home inspection done because you're buying a new home. Most of the time the builder has the home inspected during different phases or construction processes. Sometimes it is a requirement to have each phase inspected before the next phase.

Again you want to hire your own home inspector before you go to settlement. You would be amazed what inspectors find wrong with a brand new home.

One Year Warranty Inspection:

The builder for the most part provides you with a One Year Warranty. Before your one year runs out you want to have the home inspected. By doing this inspection before the year is up any problems found because of the builder then the cost of the repairs is on the builder. The inspection report is yours to take to the builder to get the repairs fixed at no cost to you the buyer.
